Toronto roofing, priced the way it should be: line by line, not by guesswork
We're a GTA roofing outfit that scopes every job before we price it. If a quote can't explain itself, it's not a quote, it's a placeholder. Request one that actually holds up.

A roof in Scarborough's postwar bungalow belt behaves differently than a roof on a Leaside two-storey or a flat-roofed row house near Dufferin. We treat those as different jobs because they are.
Freeze-thaw isn't a footnote, it's the main event
Toronto winters push water into every seam that isn't properly lapped, then freeze it into a wedge. We scope ice damming and eave protection as a line item, not an afterthought, because a quote that skips it isn't cheaper, it's incomplete.
Older housing stock needs an honest look underneath
Homes built before the 1980s across the old City of Toronto often have deck sheathing that's had three or four roofs nailed over it. We check what's under the shingles before we quote a tear-off, because guessing at deck condition is how change orders happen.
New-build subdivisions have their own failure points
Newer construction in North York and Etobicoke tends to fail at flashing details and vent boots first, not the field of the roof. We inspect those points specifically rather than assuming a young roof means a simple job.
Lake-effect moisture off the escarpment and the lake
Humidity swings driven by Lake Ontario add condensation risk in attics that aren't vented to spec. We factor attic ventilation into roof quotes because a new roof over a poorly vented attic just fails again, sooner.

The problem with most roofing quotes
Most quotes you'll get in the GTA are a single number on a page. No breakdown of materials, no note on deck condition, no mention of what happens if they find rot once tear-off starts. That single number is easy to compare and easy to undercut, which is exactly why it's not useful. A contractor who hasn't been on your roof yet can't actually know what it needs, so a fast quote is either padded to cover the unknowns or thin enough that the unknowns become your problem later, mid-job.
What a scoped quote actually looks like
We separate a roof into what we can confirm from the ground or a photo, and what we can only confirm on the deck. You get a price for the known scope, a clear description of what could change it (soft decking, extra layers, flashing condition), and how that would be priced if it comes up. Nothing gets added without you signing off on it first. It takes longer to write than a one-line number, and that's the point.

Learn moreWhy GTA homeowners work with us
None of this is about being the cheapest name on the list. It's about the quote matching the roof.
We scope before we price
A number without an inspection is a guess with a dollar sign on it. We look first.
We name the cost factors
Deck condition, layer count, flashing age, pitch, access. You'll know what's driving your price and why.
We write down what could change
If tear-off reveals something, you get a defined process, not an open-ended bill.
We know the GTA's housing stock
From century homes to new-build subdivisions, we adjust the scope to the actual building.
We don't push replacement when repair works
A repair that solves the actual problem beats a replacement that solves ours.
We're straightforward by email
Everything in writing, so there's a record of what was quoted and what was agreed.
How a project actually moves from quote to finished roof
Four steps, in this order, every time.
- 1
You reach out with the basics
Address, rough roof age if you know it, and what's prompting the call — a leak, an insurance claim, a renovation, or just age.
- 2
We inspect and scope
In person or from photos and satellite measurements where that's sufficient, we document what the roof needs.
- 3
You get an itemized quote
Materials, labour, disposal, and any conditional items are broken out separately, with the conditions explained plainly.
- 4
We schedule and execute
Work is sequenced around weather windows, and any on-site discovery gets confirmed with you before it's actioned.
Questions we get most from GTA homeowners
Do you only work in the City of Toronto?
No. We work across the GTA, including Durham, Halton, Peel, and York regions, alongside the City of Toronto itself. The roofing challenges shift a bit by area, but our approach to scoping doesn't.
Why do two quotes for the same roof come in so differently?
Usually because one contractor priced what they could see from the driveway and the other priced what's actually on the deck. Ask what's included in the cheaper number before assuming it's the better deal.
Can you give me a price over the phone or by email without seeing the roof?
We can give you a range based on roof size and rough age, but a firm, itemized quote needs an inspection or clear photos and measurements first. We'd rather tell you that than hand you a number we can't stand behind.
What happens if you find rot or damage once tear-off starts?
We stop, document it with photos, and go over the cost and options with you before any additional work happens. It's never added to your bill silently.
Do you handle insurance claims for storm damage?
We can document damage in the format insurers typically ask for, though the claim itself is between you and your insurer. We'll give you what you need to support it.
